Approximately 90% of the Hotel Deals we have completed since 2010 have been under an SBA Loan Program.  We have worked hard to try and streamline the SBA Loan Approval process.

SBA Loans allowed for higher leverage, up to 85% LTV on the SBA 7(a) Loan and up to 80% under the SBA 504 Loan.

While most SBA Lenders offer financing up to $5 Million under the SBA 7(a) Loan Program Alliance can assist with a Pari Passu Loan up to $2 Million on top of the $5 Million. The SBA 7(a) Loan allows for higher leverage, provides long term financing and, with Alliance on your side, is a great source of financing for Hotel Owners looking to purchase a Hotel, Refinance an existing loan and even ground-up construction of a new hotel.

The SBA 504 Loan allows for higher loan amounts up to $20 Million. Higher credit scores are needed, preferably 680+, with loan to values up to 80% of the total project costs. The 504 Loan involves 2 lenders and 2 separate loans. The 1st Mortgage is a Conventional Loan up to 50% of the loan amount the 2nd Loan, made by a CDC, is up to 30% of the loan amount.
